Reporting to: Chief Financial Officer (CFO)

About the Role

A fast-growing international retail brand is expanding its footprint in the Philippines and is seeking a strategic and execution-focused Head of Property to lead the full property lifecycle, from site identification to store opening. This role will play a key part in shaping the company’s market presence and securing high-potential locations that support long-term growth.

Key Responsibilities

Property Strategy & Expansion

  • Build and execute the property and store expansion strategy across the Philippines.

  • Identify and evaluate new store locations in prime trade areas that align with brand positioning and customer profiles.

  • Develop market insights through competitor mapping, demographic studies, and retail catchment analysis.

  • Establish and maintain strong relationships with landlords, developers, brokers, and real-estate partners.

Site Evaluation & Negotiation

  • Conduct feasibility studies, financial modelling, and trade-area assessments for potential sites.

  • Lead lease negotiations, renewals, and commercial terms to secure the best possible outcomes.

  • Prepare business cases and recommendations for senior leadership approval.

Store Development & Execution

  • Oversee the end-to-end property lifecycle including legal, design & construction coordination, and store handover.

  • Collaborate closely with finance, operations, legal, and store development teams to ensure timely launches.

  • Maintain a forward pipeline of approved sites aligned with expansion targets.

Portfolio Management

  • Manage the existing store portfolio with a focus on rental optimization, occupancy cost efficiency, and lease compliance.

  • Develop renewal and relocation strategies to enhance commercial performance.

  • Monitor property performance metrics and recommend improvements or exit strategies where necessary.

Qualifications & Experience

  • 10+ years of experience in property, real estate, or retail expansion roles, ideally within multi-site or large-format retail.

  • Demonstrated success in site acquisition and retail network growth in the Philippines.

  • Strong commercial acumen with experience in feasibility studies and lease negotiation.

  • Excellent stakeholder management and relationship-building skills.

  • Solid understanding of the Philippine retail real-estate landscape.

  • Experience operating in fast-paced, high-growth environments.
